1. | The proposals by reason of the cumulative effect of the existing hardstanding, the approved games room, including the introduction of a perimeter fence of at least 3m high will further increase the prominence of the fence which would be visually intrusive and change the local landscape character of this rural area, which is contrary to the NPPF 2021, policy G2 of the London Plan 2021 and policy 27 of the Local Plan 2021. |
2. | In the absence of a full Tree Survey, the proposed development would result in the removal and/or harm to trees on the site, which would be materially harmful to the character and amenity of site and surrounding area, contrary to the NPPF 2021, Policy G7 of the London Plan, Policy 27 of the Local Plan and the Protection of Trees during Development Supplementary Planning Document. |
