1.The proposed development by reason of its design, bulk, and mass, appear as an unacceptably dominant and visually intrusive feature in the rear garden, harmful to the appearance of the surrounding area, being contrary to Policy 26 of the local plan, the Residential Extensions and Alterations Supplementary Planning Document, and the London Plan 2021.
2.The proposed development by reason of the overall depth, height, bulk and being built to the common boundary would result in loss of amenity in terms of light and outlook upon the amenity of the neighbour at 15 Slewins Lane, contrary to Havering's Residential Extensions and Alterations SPD (adopted 2011) and Policy 7 of the Local Plan.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, it was necessary to issue a decision as close to the statutory timeframe as possible as opposed to seeking amendments which would have significantly delayed the application.
