1.By reason of its excessive bulk, height, depth and siting, the two storey rear extension would form an over dominant disproportionate addition that would represent an intrusive form of development. The proposal would unacceptably impact on the amenity of occupiers located at Nos. 135, 135A as well as 137 Marlborough Road from an overbearing and un-neighbourliness point of view. The proposed development would also result in an unacceptable loss of light to habitable windows for these neighbouring occupiers, contrary to Policies CP17 and DC61 of the LDF Core Strategy and Development Control Policies DPD (2008) and Havering's Residential Extensions and Alterations Supplementary Planning Document (2010).
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Ashfaq Ahmedby email on 19th October 2017.
