1.By virtue of its excessive scale, bulk, and proximity to shared boundaries, the proposed development would result in a cramped form of overdevelopment that is out of keeping with the site context and the character of the surrounding area.
2.By virtue of the overall scale and bulk of the development, the proposal would result in an overbearing impact on the amenities of neighbouring sites, particularly No's. 14 and 16 Stanley Road South.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to agent via email 7th Jan.
