1.The development to which this permission relates must be commenced not later than three years from the date of this permission. Reason:- To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004).
2.The proposed development hereby approved shall be constructed in accordance with the materials detailed under Section 11 of the application form unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the appearance of the proposed development will harmonise with the character of the surrounding area and comply with Policy DC61 of the Development Control Policies Development Plan Document
3.The building(s) hereby permitted shall be used only for activities ancillary to the main use of the site for the purposes of tool and general storage, and leisure activities as indicated by plan 2030-20 rev C Reason:- To restrict the use of the premises to one compatible with the surrounding area and to enable the Local Planning Authority to exercise control over any future use not forming part of this application.
4.Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015, no window or other opening (other than those shown on the submitted and approved plan,) shall be formed in the flank wall(s) of the building(s) hereby permitted, unless specific permission under the provisions of the Town and Country Planning Act 1990 has first been sought and obtained in writing from the Local Planning Authority. Reason:- In order to ensure a satisfactory development that will not result in any loss of privacy or damage to the environment of neighbouring properties which exist or may be proposed in the future, and in order that the development accords with Development Control Policies Development Plan Document Policy DC61.
5.The applicant is advised to inform the owner of the protected trees to the rear of the site (at 15 Oak Glen, RM11 2NS) in advance of commencement of works detailed in the planning consent when he intends to start work implementing the permission and also that the works will take into account the welfare of the protected trees as detailed on the approved drawing 2030-20 Rev B.
6.The applicant is advised that, should any works be considered to be needed to be carried out to any trees which are the subject of Havering Tree Preservation Order TPO 6/76 which are additional to the works as set in approved drawing 2030-20 Rev B (e.g.. severing any roots or clumps of roots with a diameter greater than 25mm) then separate consent will need to be obtained from the Council for them to be lawful. It is an offence to carry out unauthorised works to any part of a TPO'd tree other than to remove dead or imminently dangerous timber. 7.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraphs 186-187 of the National Planning Policy Framework 2012.
