1.The proposed development would, by reason of its uncharacteristic design regarding materials, siting, and bulk appear incongruous, dominant and visually intrusive in the streetscene harmful to the appearance of the surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD and the Residential Extensions and Alterations Supplementary Planning Document 2011.
2.The proposed side extension and front porch would, by reason of its positioning, bulk and materials be a visually intrusive and unneighbourly development contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD and the Residential Extensions and Alterations Supplementary Planning Document 2011.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Mr Grant Cameron, via email on 12 November 2019.
