1.The proposed side extension by reason of its design, roof form and plot constrained would appear as an incongruous and crammed development. It would also reduce the characteristic visual gap between the dwellings which would be an unacceptable visually intrusive feature in the street scene, harmful to the appearance and character of the host property and surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document 2008 and the to advice set out in the Residential Extension and Alteration Supplementary Design Guidance adopted 2011.
2.The proposed rear extension by reason of its excessive depth be an incongruous and intrusive development that is out of character within the rear garden scene, as well as appearing unduly intrusive to the outlook of neighbouring properties, contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document 2008 and the to advice set out in the Residential Extension and Alteration Supplementary Design Guidance adopted 2011.
3.The proposed development would, by reason of its position and proximity to the neighbouring properties would have a serious and adverse effect on the living conditions of adjacent occupiers, contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document 2008 and the to advice set out in the Residential Extension and Alteration Supplementary Design Guidance adopted 2011
4.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent ZAAVIA DESIGN LTD via email on 07/12/2020.
