| 2. | The use of the garage as a workshop for the repair and sale of motorbikes, by reason of the loss of garden amenity space for occupants of the main building within the application site, has an adverse effect on the quality of life of these occupiers, contrary to Local Plan Policy 7 and Paragraph 135(f) of the NPPF which seeks to ensure a high standard of amenity for existing occupiers. |
| 3. | The use of the garage as a workshop for the repair and sale of motorbikes, by reason of noise emanating from the testing of the motorbikes as well as other works associated with their repair together with coming and goings of customers to the workshop, has a significant detrimental impact upon the amenities and the living conditions for the occupiers of the main building within the application site as well as surrounding neighbouring occupiers including at 2 Blewitts Clottages and Roma Cottage, contrary to the provisions of Policies 7 and 34 of the Havering Local Plan and Policy D14 of the London Plan. |
