1.The proposed development would, by reason of its irregular and cramped design, establish a property which lacks functionality and fails to ensure the provision of adequate internal space and external amenity space. This scheme would be detrimental to the living conditions and amenity of both neighbouring residents and the property's future occupiers contrary to Policy DC61of the LDF Core Strategy and Development Control Policies DPD, the Residential Design SPD and Policy 7.4 of the London Plan.
2.The proposed development would, by reason of the inadequate on site car parking provision, result in unacceptable overspill onto the adjoining roads to the detriment of highway safety and residential amenity and contrary to Policy DC33 the LDF Core Strategy and Development Control Policies DPD and Policy 6.13 of the London Plan.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Ivan Jaffa via email on 02/11/18.
