1.The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice). Reason:- For the avoidance of doubt and to ensure that the development is carried out as approved.
2.All planting, seeding or turfing comprised in the approved details of landscaping shall be carried out in the first planting and seeding seasons following the occupation of the buildings or the completion of the development, whichever is the sooner; and any trees or plants which within a period of 5 years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of similar size and species. Reason:- To ensure that the development achieves a satisfactory level of landscape quality.
3.The walls, fences and boundary treatments as previously approved under application Q0249.17 shall be permanently retained. Reason: To protect the visual amenities of the development, prevent undue overlooking of adjoining property.
4.The external lighting as previously approved under application Q0249.17 shall be permanently retained. Reason:- To protect residential amenity.
5.The refuse and recycling stores as previously approved under application Q0249.17 shall be permanently retained. Reason:- To protect the amenity of occupiers of the development and also the locality generally.
6.The cycle storage as previously approved under application Q0249.17 shall be permanently retained. Reason:- In the interests of providing a wide range of facilities for non-motor car residents and sustainability.
7.The proposals should provide a 2.1 by 2.1 metre pedestrian visibility splay on either side of the proposed access gates to the service road, set back to the boundary of the public footway. There should be no obstruction or object higher than 0.6 metres within the visibility splay. Reason:- In the interests of highway safety.
8.The car parking as shown on Drawing No. 1492/06 Revision A shall remain permanently available for use, unless otherwise agreed in writing by the Local Planning Authority. Reason:- To ensure that car parking accommodation is made permanently available to the standards adopted by the Local Planning Authority in the interest of highway safety.
9.All dwellings hereby approved shall comply with Regulation 36 (2)(b) and Part G2 of the Building Regulations - Water Efficiency. Reason: In order to comply with national optional technical standards as required by Policy SI5 of the London Plan.
10.Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework.
11.This permission doesn't include the outbuilding on the site and there is no record of planning permission for this.
