| 1. | The scale, bulk and mass of the proposed dwelling and position forward of the adjacent front building line would, by reason of its scale, bulk and mass represent a visually discordant and oppressive form of development, harmful to local character and be representative of a cramped overdevelopment of the site contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD and the guidance contained within the Residential Extensions and Alterations SPD. |
| 2. | The proposed development would, as a result of the subdivision of the site result in a poor level of amenity space for the proposed/donor property to the detriment of future occupiers and the character of the surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD. |
| 3. | The proposed dwelling, by reason of the first floor projection beyond the attached property and its proximity to the shared boundary represent an intrusive and overbearing addition, resulting in an unacceptable loss of outlook from the first floor bedroom window of the donor property, closest to the shared boundary, detrimental to the amenity of the occupier of the attached property, contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD. |

| 5. | In the absence of a legal agreement to secure contributions towards the demand for school places arising from the development, the proposal fails to satisfactorily mitigate the infrastructure impact of the development, contrary to the provisions of Policies DC29 and DC72 of the Development Control Policies DPD and Policy 8.2 of the London Plan. |
