| 1. | The development to which this permission relates must be commenced not later than three years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).
Reason:-
For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 3. | The proposed development hereby approved shall be constructed in accordance with the materials detailed under Section 14 of the application form unless otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure that the appearance of the proposed development will harmonise with the character of the surrounding area and comply with Policy DC61 of the Development Control Policies Development Plan Document |
| 4. | The roof area of the cabin structure hereby permitted shall not be used as a balcony, roof garden or similar amenity area without the grant of further specific permission from the Local Planning Authority.
Reason:-
In the interests of the amenity of the occupiers of neighbouring dwellings, and in order that the development accords with the Development Control Policies Development Plan Document Policy DC61. |
| 5. | The cabin structure hereby permitted shall not be used by the wider community and shall be solely restricted for the uses applied for and shall not be used for any other use.
Reason:-
In order to control the development and to protect the amenities of the locality and to ensure there are no unacceptable environmental, safety or traffic problems (policy DC28, DC32 and DC55 of the LDF and Draft Local Plan policy 34). |
| 6. | The structures hereby permitted shall installed in strict accordance with the details, plans and specifications referred to above and shall be kept in good condition for the duration of the development hereby approved.
Reason:-
To ensure the safe and efficient use of the development hereby permitted, and to ensure the structures do not have an unacceptable visual impact and to accord with the Development Control Policies Development Plan Document Policy DC61. |

| 8. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with the Agent on the 17/09/21. The revisions involved clarification of parking arrangements. The amendments were subsequently submitted on 20/09/21. |
