1.The development hereby permitted shall begin no later than three years from the date of this decision. Reason To comply with the requirements of Section 91 of the Town and Country Planning Act 1990.
2.The development hereby permitted shall not be carried out otherwise than in complete accordance with the following approved plans: 22072_301; 22072_ 302 Revision B; 22072_303 Revision A and 22072_304 Revision A. Reason For the avoidance of doubt and to ensure that the development is carried out as approved and is compliant with development plan policy.
3.Implementation of Proposal Informative Nothwithstanding the time limit attached to this permission, the applicant is reminded that the existing windows installed at 12 Elm Walk are unauthorised. Failure to remove the unauthorised windows promptly will leave the applicant open to formal enforcement action by this Council. As such, the remedial works hereby approved should be carried out without delay. The applicant is advised to liaise with the Council's Heritage Advisor at Place Services to arrange for a site visit during the installation of the new windows so that it can be verified that the remedial works being undertaken are in accordance with the approved details. Contact details for the Heritage Advisor can be supplied on request so that the site visit can be arranged.
4.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with paragraph 38 of the National Planning Policy Framework, improvements required to make the proposal acceptable were negotiated with Mr Pearce (Agent) and the applicant by e-mail. The revisions involved providing an additional plan for clarity. The amendments were subsequently submitted on 20/03/26 & 28/04/26.
