1.The use of the land for the storage of vehicles including the provision of hardstanding and outbuildings has given rise to a profound and material impact upon the character and openness of the Green Belt through having urbanising effect that has led to encroachment into previously undeveloped areas. The development is harmful to the open and rural character of this part of Broxhill Road as well as failing to comply with any of the relevant exceptions given in Paragraphs 154 and 155 of the NPPF and in the absence of any Very Special Circumstances is considered to be inappropriate development that is harmful to the character and openness of the Green Belt.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reasons for it was given to the agent in writing 22/01/2026.
