1.The proposed new roof and rear dormer window, by reason of their crown roof design and excessive bulk, scale and mass respectively, would appear as incongruous and visually intrusive features in the street scene and rear garden environment, thereby harming the character and appearance of the host property and surrounding area, contrary to Local Plan Policy 7 and the Residential Extensions and Alterations Supplementary Planning Document.
2.The proposed new roof, by reason of its excessive bulk and steep pitch and proximity to the boundary, would have an adverse impact on the outlook and visual amenity of the adjacent neighbouring occupiers at 1 Wakerfield Close, contrary to Local Plan Policy 7 and the Residential Extensions and Alterations Supplementary Planning Document.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent by e-mail on 17/11/2023.
