The proposed first floor rear extension would, by reason of its excessive depth, height and position close to the boundaries of the site, be an intrusive and unneighbourly development as well as having an adverse effect on the amenities of adjacent occupier at No.52 Woodlands Road which would dominate the outlook and amenity of this neighbour, contrary to the Supplementary Design Guidance (Residential Extensions and Alterations) of the Havering Unitary Development Plan and Policy DC61 of the LDF Development Control Policies Development Plan Document.
2. The proposed first floor rear extension represents a poor design solution which will unsatisfactorily relate to the terrace within which the dwelling is located and would appear unacceptably dominant and visually intrusive in the rear garden, harmful to the character and appearance of the surrounding area, contrary to the Supplementary Design Guidance (Residential Extensions and Alterations) of the Havering Unitary Development Plan and Policy DC61 of the LDF Development Control Policies Development Plan Document. |
