1.The proposed development, principally the first floor rear extension would, by reason of its depth and siting adjacent to existing first floor window to a habitable room, be materially harmful to the amenity, including loss of outlook, to No. 88A North Street contrary to the Residential Extensions and alterations SPD and Policy DC61 of the Local Development Framework Core Strategy and Development Control Policies Development Plan Document.
2.The proposal would, in the absence of any car parking provision for the proposed flat, combined with high levels of parking stress in the locality, result in increased parking congestion in surrounding streets, contrary to Policy DC33 of the Local Development Framework Core Strategy and Development Control Policies Development Plan Document and the National Planning Policy Framework.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to Steve Jackson Design Limited via email on 20th December 2018.
