1.The proposed first floor rear extension would, by reason of its excessive depth, position and relationship with No.78 Dewsbury Road, be an intrusive and unneighbourly development which will overbear and dominate the outlook and harm the amenity of the above neighbour. It therefore conflicts with the aim of the National Planning Policy Framework to secure a good standard of amenity for occupants of land and buildings, and with the advice of the Councils Residential Extension and Alteration Supplementary Planning Document and Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: In accordance with para 186-187 of the National Planning Policy Framework 2012, improvements required to make the proposal acceptable were mentioned to Mr Stallard, during a meeting on 10.10.2017. The revisions involved amendments to the proposed first floor rear extension. The applicant did not consider the suggested revisions to be necessary.
