| 1. | The proposed single storey rear extension by reason of its unsympathetic form and design, would result in an unsympathetic and visually harmful development, which would be detrimental to the architectural significance of this exhibition house and would be harmful to the special character and appearance of this exhibition house and fail to preserve or enhance the character and appearance Gidea Park Conservation Area, contrary to the statutory duty under S72(1) of Planning (Listed Buildings and Conservation Areas) Act 1990, the National Planning Policy Framework (2023) and Policies 26 and 28 of the Local Plan and the Heritage SPD 2011. |
