| 1. | The development to which this permission relates must be commenced not later than three years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |
| 2. | The proposed development hereby approved shall be constructed in accordance with the materials detailed under materials section of the application form unless otherwise agreed in writing by the Local Planning Authority.

| 3. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).

| 4. | Notwithstanding the details shown on drawing no. 9483/2 A accompanying this application, the canopy blind shall be retractable and shall be retracted in at night time/when shop is closed or not in operation unless otherwise agreed in writing by the Local Planning Authority.

To safeguard the appearance of the premises and the character of the immediate area. |
| 5. | Oversail Licence Informative
The applicant should note that enquiries should be made with the London Borough of Havering's New Roads and streetworks (NRSWA) team to see if an over sail licence is required for the proposed canopy blind. |
| 6. | External Seating & Table Informative
The applicant is advised that this decision grants planning consent only for the proposal as described within the description. Separate consent will need to be obtained for Planning and under the Highways Act and Licensing should tables or chairs be added to the front on the pavement.
