| 1. | This permission shall be for a limited period only expiring on 18th November 2025 on or before which date the use hereby permitted shall be discontinued, the buildings and works carried out under this permission shall be removed and the site reinstated to its former condition to the satisfaction of the Local Planning Authority.
Reason:
The glazed barriers would be located on highway land and to enable the Local Planning Authority to retain control. |
| 2. | The proposed development hereby approved shall be constructed in accordance with the materials detailed under the Materials section of the application form unless otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure that the appearance of the proposed development will harmonise with the character of the surrounding area. |
| 3. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).
Reason:-
For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 4. | The glazed barriers and seating area hereby approved shall only be in place between the hours of 08:00am until 11.30pm on Sunday to Thursday and 08:00am until midnight on Friday and Saturday. Outside of these times, the glazed barriers and seating hereby approved shall be removed from the seating area and stored internally within the premises until the following day.
Reason: To enable the Local Planning Authority to retain control in the interests of amenity, and in order that the development accords with Policy 7 of the Havering Local Plan. |
| 5. | Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework. |
| 6. | The applicant is advised that the area cordoned by the barriers will remain part of the public highway and will not form permanent ownership by the Public House or any other occupiers in the future. |
| 7. | The applicant is advised to apply for a licence from London Borough of Havering for carrying out business on the public footway. |
