1.The loss of an existing family sized dwelling is unacceptable in principle and would result in the net loss of residential accommodation contrary to Policy 3 of the Havering Local Plan.
2.Insufficient information has been provided that demonstrates the site will provide adequate levels of car and cycle parking and would represent a negative highways impact contrary to Policy 24 of the Havering Local Plan.
3.The proposal would, by reason of noise and disturbance caused by those visiting the premises entering and leaving the premises, vehicles parking and manoeuvring, deliveries and those using outdoor areas, be unacceptably detrimental to the amenities of occupiers of adjacent properties, contrary to Policies 7 and 34 of the Havering Local Plan.
4.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the Agent via email on 24th Jan 2023.
