| 1. | The original dwelling proposed to be subdivided does not measure more than 120sq.m and would result in the loss of a family unit, without a three bedroom unit being proposed in either flat. It is therefore considered that the proposal would be in conflict with Criteria ii. and iii. of Policy 9 of the Havering Local Plan 2016-2035 and would therefore not be acceptable in principle. |
| 2. | The proposed development would fail to provide adequate internal and external amenity space for future occupants, in conflict with the internal floor space and private external amenity space standards outlined in Policy D6 of the London Plan and Policy 7 the Havering Local Plan 2016-2033, which would result in substandard residential accommodation detrimental to the amenity of the future residents. |
| 3. | The proposed first floor extension, given its proximity to the shared boundary with no.41 would have a significant adverse impact on the amenity from the first floor rear bedroom window at no.41, resulting in a significant loss of outlook and an increased sense of enclosure from this habitable room to the detriment of the amenity of the occupiers contrary to Policy 7 of the Local Plan. |
