1.The proposed development, by way of the increased proportions of the garage and position closer to the back edge of the pedestrian footway, would read as a prominent and visually discordant feature. This would be compounded by the addition of the external utility room/shower area, which would seek to enclose the entirety of the frontage with built form that would not relate well to the main dwelling, nor the wider character of the area. The proposal would thereby fail to preserve or enhance the special character of this part of the Conservation Area contrary to Policies DC61 and DC68.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent/applicant 25-10-2017.
