1.The proposed workshop building would, by reason of its excessive depth, height and position close to the front boundary of the site, result in an overbearing and visually intrusive development in this setting which would be harmful to the character and appearance of the streetscene at Birkbeck Road, contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason for it was given to the agent, Stephen Alexander of Alexander Sedgley Ltd, via email on 2/11/16.
