1.The proposed boundary walls on Errol Road would, by reason of their excessive height adjoining vehicle access points, result in an unacceptable hazard to pedestrian visibility to the detriment of pedestrian and highway safety and contrary to Policy DC34 of the LDF Core Strategy and Development Control Policies DPD.
2.The proposed extension to the laundry room would, by reason of its position and proximity to the windows of a neighbouring property cause adverse impacts on light and constrain its future expansion potential resulting in a serious and adverse effect on the living conditions of an adjacent occupier, contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent, Straight Arch Ltd, by email dated 22/11/16.
