1.The proposal, by reason of the small size of the plot and the position of the proposed dwelling in relation to other properties in Manor Avenue, would appear uncharacteristically and unacceptably cramped on its site and prominent in the streetscene to the detriment of visual amenity and contrary to Policy ENV1 of the Havering Unitary Development Plan.
2.The proposal, by reason of the position of the flank wall of the proposed dwelling, would appear unduly oppressive to the occupiers of No. 10 Manor Avenue, resulting in a significant loss of light and outlook to the front of the property, contrary to Policy ENV1 of the Havering Unitary Development Plan.
3.The proposal, by reason of the uncharacteristically and unacceptably short depth of the rear garden area, would provide insufficient useable amenity space for this type of house and would also result in unacceptable overlooking of the private amenity areas of adjacent properties, resulting in a significant loss of privacy, and contrary to Policy ENV1 of the Havering Unitary Development Plan.
