1.The proposed roof extension and rear dormer would appear excessive bulky and inappropriately massed, detracting significantly from the character of the existing dwellinghouse and surrounding area and would represent a poor quality addition which would have a significant harmful impact to the visual amenity of the locality, contrary to Policy 26 of the Local Plan.
2.The proposed development would, by reason of its excessive depth and bulk, have a significant adverse impact on the amenity of neighbouring occupiers, being overbearing and a loss of light and outlook to the detriment of neighbouring occupiers contrary to Policy 7 of the Havering Local Plan.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the Agent via email on 3rd Jan 2023.
