1.The proposed development would, by reason of its location, height, bulk and position close to the boundary of the site, result in an overbearing and visually intrusive development in this setting which would be harmful to the character and appearance of the streetscene, contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document, and the Emerson Park Policy Area Supplementary Planning Document .
