1.The proposal would provide an inadequate quantity and quality of amenity space, resulting in a substandard quality of accommodation, to the detriment of the future occupants of the dwelling. Therefore the proposal is contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD, the SPD on Residential Design and para 3.5 and Table 3.3 of The London Plan and its Housing Design Guidance.
2.The proposal, if granted planning permission on appeal, would be liable for the Mayor of London Community Infrastructure Levy (CIL).
