1.The proposed development would, by reason of its combined scale, bulk and mass, appear as an unacceptably dominant and visually intrusive feature in the streetscene harmful to the appearance of the surrounding area contrary to Policy CP4, CP17 and DC61 of the LDF Core Strategy and Development Control Policies DPD.
2.The proposed development would, by reason of its location, be harmful to the safety and proper operation of the public highway contrary to Policy DC32 and DC34 of the LDF Core Strategy and Development Control Policies DPD.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent via email in May 2020.
4.You are advised that due to the encroachment of the development in question on public land and no notice has been served on the Council, the application is technically not a valid application.
