| 1. | The proposed development would by reason of its height, mass and proximity to the shared boundary with No366 would result in a signficant loss of light to this habitable room, as well as have an overbearing impact, significant loss of outlook and an increase sense of enclosure to the detriment of the amenity of occupier at No 366 contrary to the high-quality design aspirations of the National Planning Policy Framework (2021), policies D3 and D4 of The London Plan (2021) and Policies 7 and 10 of the Local Plan. |
| 2. | The proposal, if granted planning permission on appeal, would be liable for the Mayor of London and Havering Community Infrastructure Levy (CIL). Based upon the information supplied with the application, the Mayoral CIL payable would be £3,300 based on the calculation of £25per square metre and the Havering Community Infrastructure Levy (HCIL) would be a charge of £16,600 based on calculation of £125.76 per square metre. Each would be subject to indexation.
