1. | The proposed dwelling would have a significant visual impact on the perception of openness in the rear garden setting, which is a key characteristic of the Emerson Park Policy Area, and contrary to Policy CP17, DC61, DC69, and DC72 of the Council's Core Strategy and Development Control Policies DPD 2008, and the Emerson Park Policy Area SPD, and Policy 7.4 of The London Plan 2011. |
