| 1. | The development hereby permitted shall begun not later than 20-03-2027, being three years from the date of the original planning permission ref: P1726.23, granted on 20-03-2024.

| 3. | The proposed development hereby approved shall be constructed in accordance with the materials detailed in the approved plan no. P5-A-20001 Rev P03 unless otherwise agreed in writing by the Local Planning Authority.
Reason:-
To ensure that the appearance of the proposed development will harmonise with the character of the surrounding area. |
| 4. | The development hereby approved shall be carried out and implemented in accordance with the provisions of the noise and vibration mitigation scheme, as detailed in the Apex Acoustics Stage 5 Acoustic Report (dated 31 October 2025). The approved mitigation measures shall thereafter be retained, operated and maintained for the lifetime of the development.
At all times when the plant or machinery is in operation, the Rating Level (Lar, Tr) shall be at least 10dB below the prevailing background noise level (LA90, T), as assessed in accordance with BS4142:2014 + A1:2019 (Methods for rating and assessing industrial and commercial sound), at the agreed measurement position.
The plant and machinery shall be maintained in accordance with the approved details to the satisfaction of the Local Planning Authority. The use hereby permitted shall cease during any period in which this condition is not complied with.
Reason:
To protect the amenity of noise sensitive premises from noise from mechanical plant and to ensure that noise emissions remain acceptable, in the interests of public health and residential amenity, and to maintain compliance with the Council's existing noise conditions. |
| 5. | Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework. |
