| 1. | The development to which this permission relates must be commenced not later than three years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).
Reason:-
For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 3. | The proposed replacement windows shall comprise of "Royale Stepped Aluminium Heritage Windows" constructed strictly in accordance details outlined within this application that being (Double Glazed Square Leads) each set within a timber frame (4mm/8mm cavity/4mm for the fixed windows overall glass unit is 16mm). The window frames shall be painted white inside and outside and window openings shall be black. The windows shall feature external hinges and monkey tail window stays and shall reflect in all respects the sample observed by the Council's heritage officer unless otherwise agreed in writing by the Local Planning Authority
Reason: In order to ensure a satisfactory outcome commensurate with the character of the host property and in order that the development accords with Havering Local Plan 2016-2031 Policy 28, Chapter 16 of the Framework and Section 72(1) of Planning (Listed Buildings and Conservation Areas) Act 1990. |
| 4. | Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework. |
