1.The proposed business use would be likely to result in unacceptable impact on the amenity of adjoining occupiers in a residential area as a result of increased activities associated with the use by coming and going of patrons and parking of vehicles contrary to Policy 7 of the Havering Local Plan.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason for it was given to the agent by e-mail on 19th December 2023.
