1.The proposed front dormer by reason of its excessive width, height, bulk, scale and mass would appear as unacceptably dominant and visually intrusive features to the detriment of the character and appearance of the host property,and the street scene, as well as to the visual amenity of the surrounding locality contrary to the high-quality design aspirations of the National Planning Policy Framework (2021), Policy 26 of the Local Plan (2021) and the Supplementary Planning Document for Residential Extensions and Alterations (2011).
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to agent.
