1.The proposed development would, by reason of its height, bulk and mass, appear as an unacceptably dominant and visually intrusive feature in the streetscene harmful to the appearance of the surrounding area contrary to Policy 27 of the Local Plan, the Residential Extensions and Alterations Supplementary Planning Document and the London Plan 2021.
2.The boundary treatment, by reason of its height and position would obscure the sight line of the drivers exiting from the adjacent parking spaces unto Colubrine Way and would thereby be harmful to pedestrian comfort and highway safety contrary to Policy 26 of the Local Plan and the guidance contained in the National Planning Policy Framework.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason for it was given to the agent by email on 05/01/2022
