1.The proposed first floor front extension would by reason of its excessive overall proportions and relationship to the main dwelling appear as a dominant and visually intrusive feature, which would appear as an incongruous piece of development, capable of having an adverse impact on the appearance of the main dwelling and the wider street-scene to the detriment of local character therefore contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD and the guidance contained within the Residential Extensions and Alterations SPD.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the agent in writing 04-12-2017.
