1.The proposed extensions, by reason of their bulk, scale and mass, lack subservience to the original dwelling,and gives rise to a visually intrusive and overbearing form of development, which is detrimental to the character of the rear garden environment and wider streetscene, contrary to Local Plan Policy 7 and the Residential Extensions and Alterations Supplementary Planning Document.
2.The proposed rear extensions, by reason of their excessive depth, height and position close to the boundaries of the site, would be an intrusive and unneighbourly form of development that would have an adverse effect on the amenity of the adjacent occupiers at No. 49 Ashvale Gardens, contrary to Local Plan Policy 7 and the Residential Extensions and Alterations Supplementary Planning Document.
3.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, it was necessary to issue a decision as close to the statutory timeframe as possible as opposed to seeking amendments which would have significantly delayed the application.
