| 1. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).

For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 2. | Within a period of three months of the date of this decision a scheme of storage for refuse/recyling ahead of collection to serve the development hereby permitted must be submitted in writing to the local planning authority for approval. The scheme as approved must then be implemented within a period of three months from the date of approval and thereafter maintained thereafter permanently for the life of the development.
Reason:-
The applicant has demonstrated that refuse storage is currently provided however what has been shown to be in situ has not been demonstrated to be appropriate for domestic waste storage and collection mindful that the Council has an obligation to collect waste. Further detail through submission or alternative arrangements agreed through condition would remedy this. |
| 3. | Within a period of three months of the date of this decision a scheme of secure cycle storage to serve the development hereby permitted must be submitted in writing to the local planning authority for approval. The scheme as approved must then be implemented within a period of three months from the date of approval and thereafter maintained thereafter permanently for the life of the development.
Reason:-
The applicant has demonstrated that cycle storage exists for the development but has not demonstrated that this is adequately secure or aligns with other policy objectives and requirements. Further detail through submission or alternative arrangements agreed through condition would remedy this. |
| 4. | Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework. |
