| 1. | Within three months of the date of this decision, the following shall be carried out:
1. The existing 'balcony' balustrade/metal railing shall be completely removed;
2. the existing 'dummy' pitched roof to the rear elevation shall be raised to form a new 'dummy' pitched roofs to the side and rear elevations, forming a continuous roof over the single storey rear extension;
3. The existing external doors to first floor rear elevation shall be changed to open inwards;
4. The new external 'Juliette balconies' shall be amended to inhibit access to the existing flat roof from the two existing bedrooms as shown on drawing number 21/7/2/2.
If requirements 1-4 are not completed to the satisfaction of the Local Planning Authority, the single storey rear extension permitted as part of planning application P0120.17 shall be demolished to ground level and all equipment and materials resulting from the demolition shall be removed.

| 2. | All new external finishes shall be carried out in materials to match those of the existing building(s) to the satisfaction of the Local Planning Authority.

| 3. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).

For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 4. | The roof area of the existing ground floor rear extension shall not be used as a balcony, roof garden or similar amenity area without the grant of further specific permission from the Local Planning Authority.
Reason:-
In the interests of the amenity of the occupiers of neighbouring dwelling, and in order that the development accords with the Development Control Policies Development Plan Document Policy DC61. |
| 5. | Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework. |
