| 1. | The site is within the Metropolitan Green Belt, and the proposed development would, by reason of its scale, bulk, material, design and appearance, taking into account the existing outbuildings and historic development at the site by way of the cumulative impact would result in larger building over and above the size of the original building it replaces and therefore, would be inappropriate in principle within the Green Belt. No special circumstances have been submitted in this case and the proposal is therefore contrary to Policies G2 of the London Plan 2021 and the National Planning Policy Framework 2021. |
| 2. | The proposed development would, by reason of its height, bulk, material, mass and design, would appear cumulatively as an unacceptably dominant and visually intrusive feature within the landscape and to the area more generally and would be contrary to policy G2 of the London Plan 2021 and the National Planning Policy Framework 2021. |
