| 1. | The proposed development would fail to provide adequate quality of internal space and external space for future occupants, in conflict with the space standards outlined in Policy D6 and Policy 7 the London Plan 2021, which would result in substandard residential accommodation detrimental to the amenity of the future residents. |
| 2. | It is considered that the proposal would have a significant adverse impact on the amenity of future occupants, in particular failing to provide adequate quality of daylight, outlook and privacy to the ground floor bedroom unit as well as failing to provide a safe, secure and convenient access to the unit from the street. The proposal therefore fails to accord with Policies 7, 9, 10, 26 and 34 of the Havering Local Plan. |
