1.The proposed side extension would, by reason of its roof design, excessive width, height and position close to the boundaries of the site, be an intrusive and unneighbourly development and unbalance this pair of semi-detached dwellings as well as having an adverse effect on the visual amenities of adjacent occupiers contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD and Draft Local Plan policy 26.
2.Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to the Agent by email on the 01/11/21.
3.You are advised that there appears to be an inaccuracy on the submitted plans with regard to the position of the proposed extension in relation to the site boundary. You are advised to submit accurate scaled plans within any revised scheme and revise the detailed design of the extension as advised within the delegated report. Council officers are available to assist you if required through the Councils pre-application process.
