1.The proposed development would, by reason of its roof form, width, bulk and mass, relate unacceptably to the subject dwelling and would appear as an unacceptably dominant and visually intrusive feature in the rear garden harmful to the appearance of the surrounding area contrary to the Draft Residential Extensions and Alterations SPD and Policy DC61 of the LDF Core Strategy and Development Control Policies Development Plan Document.
2.Informative 1. The applicant is advised that in preparing any resubmission that the following amendments should be made to make the scheme more favourable: - The width of the first floor rear extension should be reduced. - The eaves line should be lowered to match the existing dwelling. - The ridge of the extension should be lowered. - The first floor windows should respect the proportion, design and position of the existing dwelling and should be more aligned.
