| 1. | The development to which this permission relates must be commenced not later than three years from the date of this permission.
Reason:-
To comply with the requirements of Section 91 of the Town and Country Planning Act 1990 (as amended by Section 51 of the Planning and Compulsory Purchase Act 2004). |
| 2. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).
Reason:-
For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 3. | All new external finishes shall be carried out in materials to match those of the existing building(s) to the satisfaction of the Local Planning Authority.
Reason:-
To safeguard the appearance of the premises and the character of the immediate area, and in order that the development accords with the Development Control Policies Development Plan Document Policy DC61. |
| 4. | The windows in the side elevations of the building as proposed shall be permanently glazed with obscure glass not less than Level 3 on the standard scale of obscurity and shall thereafter be maintained.

In the interests of privacy, and in order that the development accords with the Development Control Policies Development Plan Document Policy DC61. |
| 5. | The windows in the first floors side elevations of the building shall be non-opening below 1.7m of the floor of the room from which it serves, and shall thereafter be maintained.

| 6. | The development hereby permitted shall only be built using piled foundations and beam. Any necessary excavations in the vicinity of the tree root system shall only be carried out with a non evasive systems such hand digging or air spade. In the event that any roots become exposed during this process, the roots shall be covered with damp hessian to stop the roots from desiccating.
Reason:
To safeguard and preserve the health and longevity of the tree protect by TPO and to comply with policy DC60 of the Adopted Local Plan. |
| 7. | Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework 2019 [as amended]. |
| 8. | It must be noted that any development not subject to this application (such as the alterations to the windows on the existing building) must be carried out in accordance with the Town and Country Planning (General Permitted Development)(England) Order 2015 [as amended]. If it is considered that such development falls within the remit of this application, then any new development will be controlled by way of the conditions imposed on this application, including the need to have obscurely glazed windows and / or the need for them to be non-opening below 1.7m of the room from which they serve. |
