1. | The proposed development would, by reason of its excessive height, bulk and mass, appear as an unacceptably dominant and visually intrusive feature in the streetscene harmful to the appearance of the surrounding area contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD and Draft Local Plan policies 7 and 26, the London Plan 2021 and the NPPF. |
2. | In the absence of information to demonstrate otherwise the proposed development would impact on the daylight and sunlight and result in a loss of outlook to the flank windows of the donor property detrimental to the amenity of future occupiers of this residential dwelling contrary to Policy DC61 of the LDF Core Strategy and Development Control Policies DPD and Draft Local Plan policies 7 and 26, the London Plan 2021 and the NPPF. |

The proposal is also liable for Mayoral CIL and will incur a charge of £2,400 (subject to indexation) based on the calculation of £25.00 per square metre. Each would be subject to indexation.
