1. | The single storey side/rear extension would, by reason of its height, roof form, excessive depth and position close to the boundaries of the site, be an unneighbourly development and would provide a "wall of development" which would give rise to an uncomfortable overbearing effect and sense of enclosure harmful to the amenity of No. 28 Dunmow Drive, including loss of outlook and light, contrary to Policy 7 of the Havering Local Plan and the Residential Extensions and Alterations Supplementary Planning Document. |
2. | The raised patio and steps would, by reason of their height, siting and position close to the south western boundary of the site, cause overlooking and loss of privacy which would have a serious and adverse effect on the living conditions of No. 28 Dunmow Drive contrary to Policy 7 of the Havering Local Plan. |
3. | Statement Required by Article 35 (2) of the Town and Country Planning (Development Management Procedure) (England) Order 2015: Consideration was given to seeking amendments, but given conflict with adopted planning policy, notification of intended refusal and the reason(s) for it was given to @ architect ltd via email on 14th January 2022. |
