| 1. | The development hereby permitted shall not be carried out otherwise than in complete accordance with the approved plans (as set out on page one of this decision notice).

For the avoidance of doubt and to ensure that the development is carried out as approved. |
| 2. | The building shall be used only as a mixed use of Day Nursery/Place of worship in the layout shown on the approved plans and not for any other purpose. The childcare component shall not be increased or extended beyond the ground floor at any time unless otherwise agreed in writing by the Local Planning Authority.
Reason:-
To restrict the use of the premises to one compatible with the surrounding area and to enable the Local Planning Authority to exercise control over any future use not forming part of this application. |
| 3. | The childcare component shown on submitted drawings shall not be used for the purposes hereby permitted other than between the hours of 07:30AM and 09:00AM and 15:00PM and 18:00PM Monday through Friday, and no operation on Saturday, Sunday and Bank Holidays without the prior consent in writing of the Local Planning Authority.

To enable the Local Planning Authority to retain control in the interests of amenity. |
| 4. | The maximum number of children using the childcare facility (including children of any staff) at any one time is not to exceed 15 children with a maximum of 5 children at any time using the outdoor space to the front of the site.
Reason: In the interests of protecting neighbouring amenity and in order that the development accords with Havering Local Plan 2016-2031 Policies 16 and 17 |
| 5. | Use of the outdoor space to the front of the premises for external play in association with the childcare component shall be limited to the hours of 08:00AM and 09:00AM and 15:00PM and 18:00PM.

| 6. | Statement Required by Article 35(2) of the Town and Country Planning (Development Management) Order 2015: No significant problems were identified during the consideration of the application, and therefore it has been determined in accordance with paragraph 38 of the National Planning Policy Framework. |
